  • Office Spaces: Plans include about 50,000 square feet of flexible office space that can accommodate 4 to 6 tenants. Additional coworking areas will encourage innovation and collaboration among local entrepreneurs and freelancers.


  • Dining & Retail: Approximately 40,000 square feet will be dedicated to ground-floor retail, featuring 10 to 12 tenants. This will include a mix of restaurants and boutique shops that cater to both locals and out-of-town visitors. For instance, imagine a trendy cafe serving local baked goods alongside a unique artisan craft store.


  • Housing: This phase will introduce 150 multifamily residential units and 25 townhomes, catering to a wide range of demographics including young professionals and families.


  • Entertainment and Community Spaces: The nearby aquarium will undergo major expansions, making it a focal point that enhances the area's attractiveness. Public plazas, green spaces, charging stations for electric vehicles, and bike stands will be integrated to encourage outdoor activities and accessibility.

  • Flexible Office Spaces: An expansion will bring 50,000 square feet of additional coworking and office spaces for 8 to 10 tenants, supporting local businesses that thrive in a collaborative environment.


  • Upscale Retail: The area is set to welcome 90,000 square feet of upscale retail space, creating a shopping experience that meets modern standards and customer expectations, with options like a high-end grocery store and specialized boutiques.


  • Further Housing Development: With the demand for housing on the rise, an additional 200 multifamily units and 50 townhomes will be constructed, responding to the needs of a growing population.


  • Family-Friendly Entertainment: The addition of family-oriented ‘eatertainment’ venues will ensure Downtown Jenks remains a fun destination for all ages, blending dining with engaging activities like bowling or arcade games.


  • Connectivity Improvements: Upgrades to connect the area to the riverfront and enhancements in water infrastructure will make Downtown more inviting, encouraging more foot traffic and exploration.


  • Hospitality Growth: New select-service hotels featuring 120+ rooms will provide modern accommodations for travelers and business visitors alike.


  • Event Space: A new downtown event space designed to host around 100 attendees will be available for community gatherings and private events, facilitating social engagement and creativity.


Long-Term Development (10-20 Years)


The ambition for Downtown Jenks does not stop after ten years. The long-term strategy includes plans for sustained growth and improvement:


  • Corporate Representation: Attracting businesses to establish roots in the area will boost local economies and job creation.


  • Increased Density and Entertainment Anchors: Efforts will focus on increasing density while cultivating entertainment anchors to draw visitors throughout the year, creating a dynamic atmosphere for both locals and tourists.
